The Story Behind Dusk Projects
Before Dusk: Our Story Abroad
Long before Dusk Projects broke ground in New Zealand, our craft was forged on the fast-paced, high-stakes construction sites of London.
Lessons from the Big Leagues
When Reinn moved to London, he was keen to get stuck in. Starting out on the tools with loft conversions and basement dig-outs before joining a company specialising in interior fit-outs on large residential developments. He quickly worked his way up to Project Manager.
He went on to help deliver high-end fit-out packages on major projects including Regents Crescent (76 luxury residences and garden villas in Regents Park), KeyBridge House (nearly 600 units in Vauxhall), and large-scale mixed-use developments like Embassy Gardens and The Residence in Nine Elms - part of a wider regeneration precinct delivering thousands of new homes.
600 unit development
Working across these busy sites gave him hands-on experience managing trades, coordinating fast-paced programmes, and maintaining quality on complex, high-spec builds.
That time in London shaped how he works today - staying organised, communicating clearly, and setting projects up with the right systems and structure from day one.
Procurement with Precision
Shannon’s own career took shape in London, where she worked as a Quantity Surveyor on Ballymore’s 40-acre Royal Wharf development - a major project delivering over 3,000 new homes along the Thames.
Managing procurement and cost control across multiple phases, she developed a strong belief that clarity, trust, and communication are the real drivers of successful delivery. Returning to New Zealand, she took on senior roles with Signature Homes and Beca, where she led teams of quantity surveyors and supported complex residential and government projects in a consultancy role.
At Dusk, she brings commercial depth, cost control expertise, and steady leadership across all phases of the build.
3,000 home development
“Whether it’s a complex development or a client’s dream home, cost certainty is the foundation of every great build.”
The balance of practical site work and commercial management in London laid the foundation for how Dusk Projects operates today — with a focus on clarity, control, and quality from start to finish.
How we Work
At Dusk Projects, we take a hands-on, end-to-end approach to every build. Whether it’s a multi-unit residential development or a complex commercial site, our systems are designed to keep projects moving—clearly, confidently, and without surprises. Here’s what you can expect:
Discovery
We start by understanding your goals, your site, and your vision. This is where we identify risks, constraints, and opportunities-setting the foundation for a smart, workable plan.
1
Feasibility & Design Coordination
We support early-stage feasibility, or step in once your designs are underway. Either way, we work with you and your consultants to shape a practical pathway to consent and construction.
2
Pre-Construction
Before breaking ground, we map out your programme, manage council requirements, and confirm buildability-so the site phase runs smoothly from day one.
3
Delivery
Our project managers lead with clarity and experience. We manage the trades, stay ahead of delays, and keep communication tight-so your build stays on time, on budget, and to standard.
